About Irvine

Irvine is a charter city and one of the newest developments in the area. This master planned community was orchestrated by the Irvine Company. It was completed in 1971, covering 66 square miles and over 200,000 residents. Prior to this time, the area was primarily ranch land. There are guidelines in places outlining what is acceptable as far as landscaping and outdoor decorations. Some villages are more restrictive than others, with paint colors, roofing, and landscaping strictly regulated.

In general, a homeowners’ association or village association does not govern the older communities, so they are far less restrictive than the newer villages. These older villages also typically do not require a monthly fee since a village association does not govern them. Two main commercial districts, the Irving Business Complex and the Irvine Spectrum, bracket the residential areas.

The largest homes in this community can sell for $7 million or more, with sweeping driveways, stunning hillside views, and large yards. The nearby nature preserves act as a buffer between the home and the other nearby villages. Smaller penthouse properties can sell for $800,000, with 2 bedrooms, 2 bathrooms, and a view that overlooks the village and the nearby hillsides. Other, more typical Irvine homes are around 2500 square feet and have 3-4 bedrooms and 2-3 bathrooms.
